August has its own rhythm on the island. The light softens, the evenings stretch, and for many of our clients it is quietly one of the best moments of the year to make a move — with ample time to be settled before winter. In this month's newsletter, DOM Tenerife Real Estate addresses the market's most uncomfortable and most profitable truth: most price reductions could have been avoided from day one.

The most common error when selling a property in Tenerife is not one of marketing or photography — it is the asking price. Many owners anchor their figure to what a neighbour achieved months ago, or to what they need to net for their next project. But buyers are not shopping in yesterday's market. They compare your home to every active property they can see today — in La Caleta, across Costa Adeje, throughout the upper end of the south.
The sequence is familiar: an inflated asking price produces weeks of silence, silence produces a reduction, and the reduction sits on the portals as a visible signal of weakness. From that point on, buyers negotiate from a different position. An honest price from day one produces the opposite effect: it creates competition among qualified buyers — and competition is what delivers the strongest offers. The goal was never the highest asking price. It is the highest sale price.
Many of our clients move within the island — a larger villa, a better view, a quieter street. The order of operations matters, and it differs case by case. Sometimes the right answer is securing the new home first; sometimes it is selling quietly through our network while searching at leisure. What matters is a clear picture of your position before either step. One conversation is usually enough to map it — and a professional valuation of your property is the natural starting point.
The month is also lived outdoors: the clearest skies of the year for stargazing from Mount Teide, the Fiestas de la Virgen de Candelaria in mid-August, sunset sailing from Puerto Colón, and long table-by-the-sea lunches in La Caleta. It is the backdrop that explains why international demand for luxury villas in South Tenerife does not pause even at the height of summer.
We will show you how we would position your home for today's market — with data, not promises.
Request a valuationThrough recent comparable transactions in the same micro-area — not the broad Costa Adeje average, and not asking prices of listings that have not yet sold. In micro-markets such as La Caleta or El Madroñal, two streets can mean differences of hundreds of thousands of euros, so the analysis must reach the level of plot, orientation and views.
Because that sale happened in a different market moment, possibly with a different condition, plot and buyer profile. Today's buyers compare your property with today's active supply. A price anchored in the past turns your listing into the expensive reference of the market — and expensive references help sell everyone else's homes.
More than the reduced figure itself. The cut remains visible in portal history, extends time on market, and shifts the negotiation in the buyer's favour. Properties launched at an honest price typically sell faster and closer to asking than those launched high and corrected later.
It depends on liquidity, the pace of the segment you are buying into, and the discretion you require. With scarce stock in the best zones, securing the purchase first can be prudent; with a highly sought-after property, selling first through a private network provides margin and negotiating strength. It is a sequencing decision we map case by case.
DOM Tenerife Real Estate is based in El Madroñal, Adeje, and specialises in the upper end of South Tenerife — Costa Adeje, La Caleta, Abama Resort, El Duque and surrounding micro-areas. We work in five languages, manage transactions discreetly, and defend honest pricing because it is what sells best. Buy and sell safely.
Selling, buying, or both in the same season — the first conversation is private and free.
