The market is exposing lazy listings

The homes selling quickly share four traits: realistic pricing, immaculate presentation, professional photo and video, and multilingual marketing. The homes struggling share four too: poor photos, overpricing, one portal in one language, and a "list it and see what happens" attitude.

Bottom line: marketing, preparation and pricing matter more than ever. Sellers who ignore that usually watch their home sit, reduce the price, and ultimately sell for less than they could have with the right strategy upfront. Average asking price in Adeje is around €4,600 per m² — the highest in the province. Prices across the Canary Islands rose roughly 14% year on year, and about 1 in 3 homes is bought by an international buyer. Yet buyers have grown more selective: well-priced, well-presented homes still sell fast; the rest sit.

Buying in Tenerife? Your checklist

Get your NIE number early. Budget around 10% extra for taxes and fees — 6.5% ITP on resales, 7% IGIC on new builds. Expect a reservation deposit to take the property off the market. Hire an independent lawyer (we know trusted firms). Plan currency exchange early, because rates move budgets. And if you're buying to let: new builds carry a 10-year holiday-rental ban.
