In micro-markets such as La Caleta or El Madroñal, two streets can mean differences of hundreds of thousands of euros, so the analysis must reach the level of plot, orientation and views.

Why is pricing on a neighbour's result a mistake?

Because that sale happened in a different market moment, possibly with a different condition, plot and buyer profile. Today's buyers compare your property with today's active supply. A price anchored in the past turns your listing into the expensive reference of the market — and expensive references help sell everyone else's homes.
