September brings a quieter rhythm to the island. Fewer visitors, softer light, and among the finest conditions of the year to view property away from the summer crowds. It is also the month when many owners preparing to sell begin refining their presentation ahead of the stronger spring season. The mistake that follows a correct asking price

An honest price opens the door to a qualified buyer. What happens at the first viewing decides whether that door closes with an offer or with a polite silence. The pattern repeats season after season when selling a property in Tenerife: a weathered pool, dust on the terrace or an overgrown garden diminish value before the buyer has crossed the threshold. At the other extreme, excessive styling or unfamiliar furniture can make an exceptional home in La Caleta or Costa Adeje feel generic rather than aspirational.

The correction rarely requires a renovation. Have the pool serviced, terraces cleaned and planting refreshed ahead of the first viewing; keep the styling quiet and let the architecture and the views speak for themselves. To this add a third point that is seldom mentioned until it is too late: an absent energy certificate, an unresolved NIE or an unclear title can stall a transaction at the least convenient moment. Resolve them before the first offer arrives, not after.

Sell now, or wait for spring?

It is the question of the month, and the honest answer depends more on your circumstances than on the calendar. International buyers relocating or acquiring a second home consider property in Tenerife throughout the year, and interest does not fade as the island quietens; on the contrary, those who travel in autumn tend to arrive with a more settled decision and less competition around them.
